Costs to Consider when Buying a Home
Earnest Money Deposit (click for details)
Home buyers are responsible for providing an Earnest Money Deposit (EMD) at the time they enter a purchase agreement. This lets the seller know that you are serious about making the purchase of the home.
Cost: varies, but you should plan on $500 to $1,000.
Homeowner's Insurance (click for details)
Home buyers are required to pay for the first year of homeowner's insurance.
Cost: varies, but you should plan on $500 to $700 or more depending on the size, style, age, and location of the home.
Home Inspection (click for details)
Home buyers will need to have a home inspection and recommended radon and pest inspection.
Cost: varies from $250 to around $350.
Various Closing Costs (click for details)
Buyers are required to provide a minimum of 1% and up to $1,000 from their own funds for many of the programs; however, there may be additional costs that you may have to cover at closing. It is important that you work closely with your lender and receive a good faith estimate once you have determined that amount of DPA, subsidies, and seller concessions that you will be receiving for your purchase.
About Community Housing Alternatives
At Community Housing Alternatives, we help build strong communities and are proud that we offer many programs from down payment assistance to home purchase rehabilitation. Home ownership is the cornerstone of building personal wealth, and a contributing factor in the reduction of poverty. Families who achieve the goal of home ownership are able to gain stability, not just in their finances, but also in the well-being of the entire household. Home ownership helps the community by securing longer term enrollment in school districts and investment in community assets such as our local businesses.
